When I buy a new house in Tampa Bay should I get it inspected?

As a home buyer you should always have a new home that has never been lived in inspected.

Having your brand new home inspected is just as crucial as having an older home inspected.

A 3 or four year old house is like a home that has been on a long test drive. Why take a chance on buying a new place without getting a home inspector look at it and provide you with a written report.

The appliances and fixtures will probably have never been used. All of the cooking appliances as well as all of the plumbing fixtures are new; they have not been looked at to make sure they have been installed correctly and functional properly. You will find several small defects and problems in any house, but if some of them are neglected they will become big problems in a short period of time.

Primary contractors will provide to you a one year warranty with all new houses. If a builder takes care of his customer he is likely to get many more future clients through the referrals. Another major fact to consider; The contractor is only responsible for the repairs for one year, if you have a home inspection when the house is new you will be provided with a punch list for the builder to follow and make all the necessary repairs.

Here are some of the things a home inspector will be looking for;

  • Being able to identify any structural problems and get them repaired before the home has time to shift or settle.
  • To find concerns up front and have them repaired before the new home owner moves in.
  • Finding poor workmanship before the owner sells the home in a few years and may be responsible to pay for the repairs out of their pocket.
  • Finding and solving problems before moving into a home that may have some safety issues and preventing a family member from being injured.
  • Discovering energy wasting things in the attic or crawl space, like missing or improperly installed insulation.
  • Finding and reporting on incorrectly installed HVAC units or leaking duct work.
  • Making a list of anything that may have gotten damaged during construction that can be repaired by the home builder.

Peace of mind is important to my clients, knowing that everything has been inspected and any issues are documented in a full Home Inspection Report, is the most important thing.
